Hi neighbors - The board is looking ahead to 2026 and we have important information for you to review. Please take a few moments to carefully read below.
2026 HOA assessment and budget: Attached is the proposed HOA budget for 2026. Please provide any questions or comments to the board before December 31st. You should note that financial pressures and the need to maintain adequate reserves for matters such as maintenance/repairs to the development's 30+ year old storm water system has necessitated the 2026 assessment being set at $175.00. However, early payment by February 15th 2026, ahead of the deadline of March 15, 2026, entitles you to a discount to $125.00. As always, your HOA board strived to balance fiscal responsibility with the need to anticipate and address expenditures for which the HOA is responsible. *Keep in mind that this is not the actual assessment. Assessment details will be emailed from the HOA board in early January.
Mailbox Replacement information and advisory: The board is continuing to offer the waiver of one year's assessment if you replace your mailbox with the Dover style mailbox. For 2026, the deadline to replace your mailbox and receive the waiver is February 15, 2026.
The board has noted that several mailboxes are tilted toward the curb and roadway, and are at risk to be knocked off by the TWP snowplow. The TWP is not responsible for destroying nonconforming mailboxes/posts. It is advised to rectify tilted mailboxes asap and before the ground freezes solid and snowplow season starts in earnest. Covenants and TWP regulations: The winter season gives our residents time to plan for home exterior and landscaping changes come Spring. Please review the attached covenants to make sure that any changes you are considering are in compliance with them.
Year-round, many of our residents walk to work and walk their dogs or just use our sidewalks for exercise. Please clear sidewalks of snow in a timely manner. And, to be a good neighbor please clean up after your dog while out and about. Also, a reminder that Ferguson township regulations require the full width to be cleared and treated within 24 hours to avoid fines or other adverse consequences.
